data-end=\"357\">Digital as-built survey for reliable planning<\/strong><\/h2><h3 data-start=\"359\" data-end=\"379\">Project Overview<\/h3><p data-start=\"381\" data-end=\"750\">A multi-storey residential building in <strong data-start=\"420\" data-end=\"440\">Tbilisi, Georgia<\/strong>, was fully captured using <strong data-start=\"467\" data-end=\"488\">3D laser scanning<\/strong>, covering both interior and exterior areas.<br data-start=\"532\" data-end=\"535\" \/>The objective was to create a complete and reliable <strong data-start=\"587\" data-end=\"621\">digital as-built documentation<\/strong> to serve as a foundation for architectural modifications, trade coordination, and subsequent refurbishment and execution phases.<\/p><p data-start=\"752\" data-end=\"920\">The resulting <strong data-start=\"766\" data-end=\"781\">point cloud<\/strong> represents the entire building geometry with high accuracy and enables seamless further processing in modern <strong data-start=\"891\" data-end=\"919\">CAD and BIM environments<\/strong>.<\/p><h3 data-start=\"927\" data-end=\"948\">Initial Situation<\/h3><p data-start=\"950\" data-end=\"1132\">Existing building documentation was incomplete and partially inconsistent.<br data-start=\"1024\" data-end=\"1027\" \/>For the upcoming planning and interior design processes, a precise digital basis was required that could:<\/p><ul><li data-start=\"1136\" data-end=\"1193\">provide exact dimensions, axes, and building geometries<\/li><li data-start=\"1196\" data-end=\"1266\">reveal shafts, installation zones, and routing of technical services<\/li><li data-start=\"1269\" data-end=\"1325\">accurately represent room geometries and height levels<\/li><li data-start=\"1328\" data-end=\"1397\">identify deviations between existing conditions and legacy drawings<\/li><\/ul><p data-start=\"1399\" data-end=\"1481\">Without a reliable as-built dataset, secure planning would not have been possible.<\/p><h3 data-start=\"1488\" data-end=\"1516\">Laser Scanning Execution<\/h3><p data-start=\"1518\" data-end=\"1621\">The entire building was recorded in multiple stages using a <strong data-start=\"1578\" data-end=\"1600\">FARO laser scanner<\/strong>. The scope included:<\/p><ul><li data-start=\"1625\" data-end=\"1665\">fa\u00e7ades and external building envelope<\/li><li data-start=\"1668\" data-end=\"1714\">all floors, rooms, stairwells, and balconies<\/li><li data-start=\"1717\" data-end=\"1780\">installation shafts, building services, and relevant fixtures<\/li><li data-start=\"1783\" data-end=\"1821\">roof structures and technical levels<\/li><li data-start=\"1824\" data-end=\"1866\">terrain interfaces and surrounding areas<\/li><\/ul><p data-start=\"1868\" data-end=\"2004\">All scan positions were registered into a unified, colourised point cloud that fully documents the real-world condition of the building.<\/p><h3 data-start=\"2011\" data-end=\"2050\">CAD Processing and Data Preparation<\/h3><p data-start=\"2052\" data-end=\"2122\">The point cloud was imported into <strong data-start=\"2086\" data-end=\"2095\">HiCAD<\/strong> and used as the basis for:<\/p><ul><li data-start=\"2126\" data-end=\"2168\">generation of accurate as-built drawings<\/li><li data-start=\"2171\" data-end=\"2236\">trade-specific data extraction according to client requirements<\/li><li data-start=\"2239\" data-end=\"2282\">collision checks and geometric validation<\/li><li data-start=\"2285\" data-end=\"2359\">detailed component-based modelling for architects and interior designers<\/li><li data-start=\"2361\" data-end=\"2456\">The processed data was delivered in a structured format to the client and all project partners.<\/li><\/ul><h3 data-start=\"2463\" data-end=\"2488\">Project Collaboration<\/h3><p data-start=\"2490\" data-end=\"2620\">A key aspect of this project was its <strong data-start=\"2527\" data-end=\"2559\">international team structure<\/strong>, with multiple disciplines working from different locations.<\/p><p data-start=\"2622\" data-end=\"2694\">By creating a comprehensive digital twin, all stakeholders were able to:<\/p><ul><li data-start=\"2698\" data-end=\"2740\">access identical, verified as-built data<\/li><li data-start=\"2743\" data-end=\"2795\">plan without geometric uncertainties or collisions<\/li><li data-start=\"2798\" data-end=\"2843\">make coordinated decisions across locations<\/li><li data-start=\"2846\" data-end=\"2883\">align individual trades efficiently<\/li><li data-start=\"2886\" data-end=\"2934\">work without measurement errors or assumptions<\/li><\/ul><p data-start=\"2936\" data-end=\"3035\">This established a stable framework for professional collaboration despite geographical separation.<\/p><h3 data-start=\"3042\" data-end=\"3088\">International Workflow &amp;
